Talega has a homeowners association which is paid
monthly right around $200. You will also have mello-roos throughout the
community which is an additional tax bond on top of Orange County’s average tax
base of 1.1%. The mello-roos varies depending on the caliber of property. While
your taxes are higher, what you’re considering purchasing per sq. ft is
exceptionally competitive compared to comparable neighborhoods in Orange County
which offsets the additional tax bond considerably. Resale is and has always
been in high demand here. You cannot go wrong with the community, should this
fit your lifestyle, however, you do want an expert’s advice on which homes to
select within Talega and which to steer clear from to avoid any issue when the
time comes for you to sell.
Overview
Planned community of about 3,500 homes built between
1999-2016 consisting of detached homes, condos, a 55+ community & an
apartment complex. A handful of builders involved including Laing, William Lyon,
Standard Pacific, Pulte, Brookfield, Manning, Shea and Lennar. Architecture
throughout is primarily Spanish, Tuscan and Mediterranean. The community is
centered around Talega Golf Club, a 18-hole, par 72 public course designed by
Fred Couples with a restaurant, pro shop and community event center. Click

Location
Proximity from the main interstate (5 fwy) is about 4.5
miles inland. Proximity from the nearest beach is about 5 miles. Your two
freeway exits are Hermosa and Pico. Distance to John Wayne Airport (taking the
73 tollroad) is about 25 minutes. Local, casual shopping is a couple minutes
away. Distance to San Clemente’s downtown Del Mar area is about 15 minutes.
Distance to Mission Viejo Mall is about 25 minutes.
Schools
& amenities
You have one district: Capistrano Unified. Depending on
your location you will either be zoned to Vista del Mar, which is Talega’s
primary K-8 and San Clemente High or San Juan High. Talega offers four
community pools (including one lap pool) between three locations nicely placed
throughout the community. Within those locations are also baseball diamonds,
soccer fields, massive kid play structures, 10,000+ hiking trails, a main
community clubhouse, volleyball court, kids mini water play park, basketball
courts, hockey court and tennis court. There are smaller parks throughout the
community as well. The main community center often has events such as movies in
the park.
Demographic
The community was designed around families. While there
is condo, apartment and 55+ living, the primary resident blanketing the
neighborhood is a family with younger children. A very friendly and safe
community feeling like the ultimate suburbia. Often streets have their own
Facebook page and turn into a theme park like setting during holidays such as
Halloween.
